Owning a home with AIRMAS GROUP

Owning a house may be irritating inconvenience to you, especially if this is your first time. Here are several steps which could help you to get yourself prepared to purchase the right property with the right ways.

Make Your Selection

Prior to a launch, you will be invited to our office or any events/roadshows to select the available unit(s) that you prefer. Every selection of unit will be done on a first come first serve basis.

Registration

Register yourself at www.airmas.com or visit to our sales office located at No. 33, Jalan Jelawat, Seberang Jaya, 13700 Perai, Penang. Our sales personnel will glad to provide you with registration form and information about our properties.

Letter of Offer

Upon selection of the unit, buyer will be issued a letter of offer and the receipt for the initial 10% down payment.

Execution of Sale and Purchase Agreement (SPA)

You are required to execute the Sale and Purchase Agreement (SPA) with our appointed solicitor and settle the initial first 10% down payment.

Application for Loan and EPF Withdrawal

You are advised to make application for a housing loan instantly upon confirmation of booking. Assistance will be given in the application for a house loan from our panel of end-financiers. For those who are EPF members, you may make withdrawal from your EPF account so you need to obtain the EPF Withdrawal Form either from the EPF Office or download from the website atwww.kwsp.gov.my.

Letter of Offer on Loan

Upon approval of your loan, a Letter of Offer will be issued by the end-financier of which be accepted and acknowledged by buyer within number of days specified by the end-financier.

Letter of Instruction to Execute the Loan Documents

The solicitor will be instructed by the end-financier to prepare the loan documents for the purchaser’s execution.

Release of Progress Payment

Once the loan documents have been completed, the end-financier’s solicitor will advise the end-financier to release the outstanding progress payments to us in accordance with the Architect’s Certificate issued upon completion of each stage of the construction.

Progress Billing

Billing will be done progressively either to buyer or the end-financier as when the Architect’s Certificates are issued upon commencement/completion of each stage of construction. If buyer is a cash purchaser, buyer will be billed directly.

Final Billing and Handing Over of Vacant Possession (VP)

Upon completion, Vacant Possession (VP) of the said property can be delivered to you. Buyers are given 30 days from the date of VP letter to settle all outstanding bills before collecting the house keys from our Airmas personnel.

Collection of Keys

Our Airmas personnel will release the keys to buyer upon full settlement of any outstanding payment.

Joint Inspection

A joint inspection will be arranged between buyer and our Airmas personnel. The purpose of having joint inspection is to ensure that all specifications as per the SPA are provided and to identify any defects or complaints. Buyer’s defects complaint should be in writing and will be attended by our Defects Department throughout the defects liability period. Any defects apparent during this period not arising from your own actions will be rectified by us. These written complaints will be attended to on a first come first serve basis too.
